Unique Refinance Structure Help

I want to do a BRRRR on this property but am struggling to think of how exactly to structure this deal

This property consists of 3 things currently on a single commercial loan. :

-Duplex

-Single Family

-Vacant lot

(The duplex and single family are on the same lot. Duplex at the front, SFH at the back)

In order to refinance can I simply approach a lender and have them refinance all of this as a package similar to how I got the loan in the first place? Or would it be better to split the lots, making three individual plots of land, then refinance individual property and land?

Or is refinancing not even an option?
