SF bay area investment with a budget of 850k

I am 29 year old , single, tech worker with office in the city.

with a budget of 850k , I am looking for a 2 bed 2 bath minimum

My options are:

Hunter's point

Dublin

Hayward

Fremont

Milipitas

Dublin and Hunter's point reduce the commute time compared to others.

I would love to be in Hunter's point but there is this radiation rumor which seems serious. Heard all banks offering mortgages are backing out.

Dublin gives more sq feet for the money , i even see 3 bed 3 bath for 850k new construction.

wondering what would be a good investment for the next 5 years. Also considering rental market where I live in 1 room and rent the other out.

If you want to optimize for financial return of your purchase, and are ok with some compromises, I'd suggest buying a 4 bedroom 3+ bath house/townhouse in a good location within Hayward, and renting the other 3 rooms out at ~$1200/month each.  Hayward is least expensive in your target cities and has BART options.  Yes, commuting and managing 3 different tenants is "work" - but then there is no free lunch :)    This will also jump-start your Real Estate investing career (if that's what you are looking to do).
