Answering Direct Mail Calls!

Hey guys! I am absolutely terrified of talking to potential sellers because I feel that I'm super awkward. I'm just wondering:


1. How do you handle calls if you work a full-time job where you can't necessarily stop to talk with the seller? Is setting up a Google Voice account with all your info a good way approach this and then call them back later or is it critical to answer when they call?

2. What are the items you are looking for from each potential seller on the phone? Do any of you guys have a defined checklist to keep you on track and to keep the conversation going of information you are looking for from the seller?

3. What are some good ways to organize all of the potential seller's information and how detailed of information do you keep? I would imagine a spreadsheet would be the most practical but just wondering if any of you guys found any other efficient way that works for you.

Hey @Kyle Trotman,
1. If you have a full-time job, hire someone to pick the calls for you. You can find cold calling experts on Upwork. Also, you don't want to miss a single call from your direct mail campaign. If you're not receiving their calls, some other investors will and before you get a chance of thinking to call back, the deal will be gone.

3. There are plenty of free CRM out there you can try.
