Hey y’all just checking to see if anyone has experience with rehabs on residential properties. I’m looking to build a list of updated prices for common rehab items. I have read J Scott’s book on estimating rehab costs but the book is from 2019. I’m a plumber and I know first hand plumbing prices have changed since then! I’d still recommend giving it a read if you haven’t, but has anyone in the Atlanta area had experience with the following rehab items from the book? I’m looking for a rough estimate for a single family house that is about 2500sft.

1. Roof Replacement (asphalt shingles)

2. Siding (vinyl siding)

3. Exterior Painting 

4. Interior Painting

5. Demo

6. Landscaping

7. Updating electrical 

8. HVAC Replacement 

9. Flooring (vinyl plank)

10. Cabinets and countertops (laminate countertops) 

11. Doors, windows, and trim

Any information of an estimate for pricing of these items for a rehab would be helpful.

I’m looking to make a list of conventional loan lenders that would be able to refinance a hard money loan for 75% of the new appraisal of a residential property? Any help or information would be appreciated!

I’d be interested in keeping up with this post. I have found some information that might be helpful John.

There are government backed programs like Fannie Mae Homestyle Renovation Loan and Freddie Mac Home Possible Renovation Loan, in addition to the FHA 203k loan.

It looks like you can use a 203k loan for new construction to reconstruct on an existing foundation. I’ll send a link that might help. Refer to the frequently asked questions on the third slide.
