What would you do with 100k

Would really appreciate some advice on how you would invest 100k in this market.

Open to all ideas.

Would appreciate some cash flow and potential for capital growth.

Can qualify for loan.

Have 2 SFH rentals at the moment one we air bnb the other we rent full time. So not a newbie.

Market where we have our properties are now too expensive (Southern California) and don't make sense for REI.

Like many people we’ve been a spooked by inverted yield curve, price of RE and the probability of a recession so have been sitting on our hands.

Any feedback would be very much appreciated.
