Homepath Ready Buyer Program

Does anyone have any experience with the Homepath Ready Buyer program? I am planning on making a cash offer on a Homepath property. The property is still in the first look period and I am planning on living in the house. It looks like if I take their class they will give me up to 3% of the house price towards closing costs. Are there any downsides to using this program? Would this hurt my offer compared to other offers? It sounds like the seller would just value my offer at approximately 3% less.
