Seller carry vacation rental - ideas??

I have a STR condo doing well, The unit below me has been for sale for about six months overpriced and then the owner decided to take it off the market. He wanted to sell his property because his family only use the property two times a year and they were not renting it out- I asked him if he was interested in a seller carry loan. He owns the property out right and just remodeled.
she said that he was interested in the seller carry and for me to send him some proposals. 
I have been going back-and-forth on a few options.... thoughts? 
He is very new and doesn’t even understand what would be involved so I need to structure something that is very simple to understand that also shows him the immediate benefits I’m also thinking of putting together potential tax benefits for him. Is there a program out there or a website anybody can recommend for structuring this or putting a presentation together? 
and how would you all work the financing piece? 

I am thinking of offering him two options 5 or 10 years carry. 

Ideas please. Thanks!
