Roofstock Property Shares

Posted

I've seen some discussion on Roofstock, but I haven't seen much on their property shares, which I am assuming are fairly new.

They offer 1/10 shares of properties and I believe you are buying a share of a trust.  The 10 shares seem to cover about 50% of the purchase price and the other 50% is an interest only 5 year loan.

Expected Cash Flow returns are generally 5-6% and I'm weary of any appreciation.  Plus, with an interest only loan there's no equity building through the mortgage.

It seems awfully risky for just 6% returns.  I'm not looking at purchasing now, but want to keep it on my radar and would love anyone's experience with it if.
