PRESENTED DEAL BY REALTOR

Hey there, I'm working with a realtor to purchase my first investment property. She presented a bundle deal of 25 SFH with the following information--

Bundle price-$1.325 million 

Properties amount-25 doors  

Total monthly rental revenue--$16k 

1.21% of the 1% rule 

We're pending confirmation but the realtor was advised that all units are rented.  I also know that this is a lot to take on for the first deal, but with our novice eyes it appears to be a cash flowing proposition.

Here are a few questions--

a) What else would you look for in a deal like this?

b) What are you thoughts on the value of this deal?

c) My partner and I don't have funds for a cash purchase. How would one be creative with their financing?

d) And those who have a lot of experience in this, what counsel do you have?

e) Also, if you are interested in partnering with us in this deal I'll be happy to discuss
