wholesale deal. need your input please?

I just came across a property in a rich neighborhood for a great price. Theyre asking 630,000 and comps sold in the same neighborhood are all 1.9mil - 2.2mil. the property is gutted inside, which is great do to the fact that i wont have to demo the inside. Basically just rehab. The property is decently sized and since it is completely gutted im guesstimating i will need to spend about 200k-300k for rehab. So that being said, I have never wholesaled a property with such a high ARV and such a low purchase price. so id like to ask anyone who has alot of experience with this. what is a good assignment fee/ wholesale fee to charge? I dont know if this is asking to much but i was thinking i get it on contract at 630k... sell the contract for 1mil... the end buyer puts in about 300k in repairs which makes his total in the property 1.3mil. comps in the area are 1.9mil so that gives him about 600k profit. please give me your input. THANK YOU!!!
