My wife, the listing agent on my properties, got a call this past Saturday from a lady that was interested in one of our properties. Apparently she saw the property listed online and immediately drove out to look at the house/neighborhood. She called my wife while outside the house and wanted to get in that day (we were having an open house the next day). She wasn't working with an agent and I had to go to the property that day anyway so my wife told her I would meet her there. She showed up with her daughter and they absolutely fell in love with the place. After 30 minutes of taking her around she called her husband, who couldn't make it, and told him she was buying the house. He okayed it over the phone and she took out her checkbook to give me a deposit. We signed the contract and that was that.

By the way, she didn't want to but I insisted that she look at the basement and attic to make sure everything looked okay.

Her husband showed up later in the day to look at it and absolutely loved it. They keep emailing my wife telling her how excited they are. Man, I wish they were all like this.

We just need to get through financing now.
