I have noticed a lot of cash or hard money buyers are taking months to get into a project. On the other hand I have experience first time buyers pull the trigger on the first property they see. It took that individual nearly 2 months to complete the project and sell the property. Opportunities cost. Sitting around and waiting for the perfect property can cost.
