Wholesale formula for Western Washington

Hi.  I'm having difficulty finding good, and in some cases any, comps in a lot of areas where there is a lower density of housing.  Obviously, I could use an agent, but many of these areas are not close to my home and business and I don't have relationships with agents there.  I also would like to be able to simply run my own comps.  I typically use Redfin or Realty.com, but I'm very often coming up empty.  What are others doing?  Thank
