Looking to connect with Buy and Hold Investors!

Would also be interested in knowing what equity is considered to be a good start when buying, and what kind of COC return is acceptable for most? I have a deal under contract now with $33k in equity, and its looking like a COC return of at least 9.78%. Not sure if this is something I should be looking for funding myself to take down some way, or if this is something that would be more appropriate for BRRR? The property is already updated in 2017 and is rented by a section 8 tenant. Any suggestions?
