Tennessee tax question

If you are an out of state investor buying a commercial property in Tennessee do you have to pay income tax or not??

Does it matter if you hold the LLC in a different state but purchase in Tennessee versus setting up the Tennessee LLC??

Says Tennessee residents do not pay income tax except for dividend income.

If you want to talk to a local CPA (not that a non-local one wouldn't know) I could give you my CPA's contact info on PM. He is an avid real estate investor and purchases both SFH and commercial property as well as land here in Tennessee and in Georgia. I'm sure, just for the sake of being thorough, he would be happy to spend a few minutes or even respond by email - whatever you needed.
