What does 1 Bath+.21 acres+350 Sq Ft add to a perfect comp?!
I'm attempting to find a accurate value for a 3/2 house that's was original listed for $410k to do a live in flip. It is now down to $400k after 90 days on the market. A perfect comp was sold two houses down for $400k but had one extra bathroom, additional 350 Sq Ft, and is on a lot that is .21 acres larger. Does anyone happen to have a ball park idea of what those extra features would be valued at?!
