Land Development and Corresponding Lot Value Question

I am finalizing a development on the east side of Fort Worth TX where I have taken roughly 5.5 acres of land and put in all streets, utilities, etc. for 27 single family lots with an A5 zoning. I am about 90% done with construction and haven't decided if I am going to sale the lots to builders or build the homes my self. I haven't done anything to market the lots yet but was wondering if anyone had an opinion on what the typical lot value is as a ratio of what the price point would be for the homes in that specific area? Just trying to get an understanding of lot value. I have heard that the land is between 1/3 to 1/5 of what homes would sale for at that location. Would like to welcome any thoughts on this.
