Looking for first Brrrr, what is your strategy?
Living in the Plano, Texas area and starting to look for a property to brrrr. I have a pretty clear understanding of the principals of a qualifying property, however, like many, I struggle to find anything even close to 75% ARV. Since I am not comfortable with purchasing long distance, I am determined to find something local (within 50 miles) of my residence.
As far as finding properties, my wife is a licensed RE agent who spends an hour or so each day searching the MLS. We have found some properties that we could get for 85% ARV but haven't been able to do better than that. Also, I have discovered and talked to a couple local Wholesale companies who do not have deals that come anywhere close to 75% ARV.
I am curious if anyone can help me by offering a strategy to find my first Brrrr.
