Is this For Sale By Owner property a lead I can use?

Hi There,

I have learned of a property for sale by the owner that with my beginner status I'd like to leverage into a deal but I don't know how. It's not a property I'm interested in, but has great potential for a vacation rental investor in northern Michigan. From what I understand about wholesaling, the property asking price is too high for to use it as a wholesale deal to present to investors but is there another way to share this sale where I can make a small profit that I'm overlooking? 

I haven't found this property listed online elsewhere, so I have the advantage of front row access on this sale I'm just not sure how to use it. Thanks for your time and if there's anything I'm overlooking in this question, can you let me know!
