Just signed contract on 1st property!

After a year of listening to BP, reading books, talking to professionals and amateurs, after hopping on a plane to KCMO and surveying different neighborhoods...I finally signed a contract on my first SFH property in Raytown, Mo!

4/2 1200sq ft renting for $1200/mo. Inspections have been ordered(thanks for the referrals) and loan docs have been started! 4.875% on a 30yr fixed - after all expenses I should net $275/mo - this is a turnkey property.

Thanks to all the folks who supported me. I’m just at the tip of the iceberg but I know I’m on the right path.

Way to go. I bought my first KC area SFR this year, too. In Independence. So we're practically landlord neighbors. Good luck on future places.
