Making Offers (Not Purchase Agreements) Without a Realtor

I've been working on buying a few rental properties in my local area (smaller cities, < 50,000 people) and was wondering if it was possible to submit 'offers' to the sellers agents without a realtor.  Most of the homes that I am looking at are probate or as-is so getting in to see them isn't an option and my decision to offer is based on the mls, comps and rental opportunities.  I typically use Brandon's 70% rule when submitting offers so more often than not the sellers balk at them.  Because of this, I don't want to burn my realtor out 'shotgunning offers' and would rather submit myself to see if there is even any interest at my price range.  If the seller is interested then I would use my agent to create the formal purchase agreement and proceed with that.  Is this something that is feasible or that anyone has any experience with?  Thanks in advance.
