Seeing contacts in Bartlesville, OK

I'm searching for some investors in Bartlesville, OK. I've found some buys there and interested in the investment characteristics of the area. I'd also like to make contact with some property managers. I might be willing to use a small time investor as my property manager until my portfolio expands. I've been there a couple of times, but not familiar with the landlord/tenant rules for Oklahoma, plus I'm unfamiliar with areas to avoid and rent demands for the different areas.
