Advice on land Investment in Northern California

Dear community,

looking for some advice. I live in Texas, but looking to invest in land in Northern California (I like the area)

This is for a long term investment (10 to 20 years), the budget is 50K to 150K or so.

Any suggestion what are the growing areas/counties worth considering.

I have few rental properties around Houston. Just looking for some diversity and looking to investment in beautiful country which I may decide to use for retirement or build a vacation home. Therefore, close to water or national park would be ideal.

Any suggestions would be greatly appreciated.
