Private lenders in Georgia

My partner and I (my son) is starting to kick butt in wholesaling here in metro Atlanta. The problem we are having is, great buy and hold opportunity have come up and we are missing out on them. We need a private lender willing to work with us until we can refinance in two - three years. Our goal is to buy and hold using seller financing for about 75-80% of the properties held and the rest in multi family rentals. We have two private lenders that who does our flip stuff but they don’t do long term lending.
