Help me analyze this deal

Off market deal came to me (being wholesaled) Numbers seem a little light and am looking for some other opinions.

Im going to try and get them to come down some but here are the numbers . I will not be able to pull all cash out on refi

legal 2 family by CO 

Cape 1BR upstairs (&1800) 2 BR down (&2300) plus unfinished basement and attached garage. yard is split with fence. land lord pays oil water sewer and small electric to run burner. 

PP $350k using HML 10%, 2 points, int only refinance after 6 months

Taxes   $12,500

Rehab   $30k

ARV $440 guesstimate

Income $4100

MONTHLY EXPENSES after cash out refi ($

k) (30 year 4.75%)

PITI $3065.47

misc exp.      $200

Total             $3265.47

Cash flow     $835.54
