Using Pay to Click Ads for Finding Deals?

I have a background in digital marketing and after becoming amazingly frustrated at the difficulty of finding deals where the numbers work wondered about using pay to click ads. I have never tried using this type of advertising in this industry but wondered if anyone else was doing it and what type of results they were getting. I have some specific questions for anyone that is doing and getting good results:

  1. What platforms are using for advertising, i.e. Google, Facebook, etc?

  2. What type of ads are you doing, i.e. "we buy houses" type of ads or other stuff?

  3. What profiles are using for your audiences?

  4. What does your funnel look like? i.e. do they go to a landing page? What happens on that page? What happens after that? etc.

I ran into some investors at a seminar a year ago that mentioned in passing they were having good luck using pay to click to find sellers for SFH and after rehabbing them using the same methods to offer them for sale on a rent to own type of arrangement. I was intrigued, but unfortunately, it was a fast-paced seminar and I had to leave right after so I never got a chance to sit down and really talk to them in detail about what they were doing and what was working well.

I would love other thoughts on this as this is an area I understand the mechanics of, but not necessarily the specific types of ads people might be using.
