Contractor offering advice and help (Salem.OR)

As a native from Salem, we have seen the market go up not just steadily, but more so aggressively. We have been involved in 30+ transactions where we pick up keys to homes (normally non-liveable) and completely remodel them well under budget and under time frame. The problem I see is that most out of state investors aren't aware of the specific locations in Salem where you will add 4-8% more ROI just on the street location and placement. Salem has been sectioned into areas that are very promising, and others where their are very little people to purchase a home in designated areas. I want to help, so ask away and I'll let you know the areas to focus on (south Salem, west Salem, turner(uprise) amen areas to stay away from!
