Cincinnati Area - East Walnut Hills / Evanston

Hi Everybody,

I am looking for to purchase my first multi-family home in the Cincinnati area and had some questions regarding where to buy. First off, I am looking for something around the 160k range, but ideally in an area with some appreciation.

I have seen the development/money going into to East Walnut Hills and the Woodburn area, but prices are already showing the growth. I was wondering what the outlooks are on the development continuing up the street on Woodburn Ave into the Evanston neighborhood? Evanston already has some nicer houses in the area but there also rougher patches as well. Any tips or information on the future outlook for Evanston would be much appreciated.
