Best method to close on short sales?

I am looking for information on anyone's experience with using a mitigation agent who negotiates your offer to a bank in a short sale?

Do you have a better chance of closing?

I haven't closed on a single short sale yet and my realtor said that she has only closed one in her 15 yrs. What's the secret to making the deal work?
