Some see dollar signs I see potential

Most of the rest of the house just needs new paint to freshen it up and maybe some new trim.  Roof is fairly new.  New coat of paint outside and inside.  I can see why it scares away potential buyers and has been on the market 90 days.  

The location is excellent and very family friendly with many parks, a school and lake within walking distance.

However it would cost quite a bit to rehab this unless you are doing it yourself.  Probably at least 40k I estimate to freshen things up.

I'm not putting in an offer as I don't currently have the cash to jump on this one and im not doing a HML. They would have to come down in price 20k for me to even consider it. But I posted this so others can see you shouldn't immediately rule out something like this just because it's ugly. The ARV is in the 210+ range.
