Good markets in California for cash flow?

Hey all, anyone know of any good markets in Cali? I’ve realized SoCal is impossible to cash flow in, so I would like to find other markets in Cali that work.

It’s scary to buy my first property out of state and I would like to start in Cali if at all possible :/.

Also, does anyone wanna come watch dancing with the stars with Brandon and I?
