Picked up 5 buildings 6 units in C/D Area. Rent $4.2K / $95K P/P

So I Just added 5 more properties to the portfolio.  Gross rents $4200 per month(at acquisition).  Purchased for $95K(Brought $87K to the table after rent/security and other perorations) in C/D area of Milwaukee WI.  Since 6/18/19 I've had two tenants pack it up and shiped out LOL!!! and all others stayed.  One section 8 and 3 others cash tenants.  All rent collected(from existing tenants) in July and August is looking to be the same(We'll see).  Just finished the rehab on the upper duplex unit $4K and working on the single family which is vacant $3.5K to get that one up and running. Rents will be $550 and $850 respectively.  I guess my question is, would you sell a few and keep a couple?  Hold all(with no debt on properties), Place debt on properties?

Repairs needed across the portfolio, including the two vacant units are $20K total. ARV around $160K for entire portfolio. "Long term tenants in place. Well in the Area I buy in tenants are considered long term after 2 years. All tenants in place at least 3 years.
