Door Knocking for Single Families

Hello everyone, Im Ryke from Southern Utah. There are a few properties I want to buy to BRRRR. I am having a hard time getting the guts to go knock on the door and ask them to sell it. I would send them a letter but I don't know what to say! How do I found out what kind of personal situations the owners are in? Do you just ask?

 I'm on the hunt for my very first deal and would like your opinions and any tips you can give me!  Thanks Investors!!
