What would you consider the fundamentals of real estate investing
I would love to get everyone's opinion on what they think the fundamentals are when choosing a city or neighborhood to invest in are. For instance, if you were to tell someone what the most important items to consider are when choosing a location (NOT a specific property) to invest in are, what would you say to them? In your opinion, what are the 3-5 most important things? For example:
- Population Growth
- Median home price growth
- Major employers/Industries
- The unemployment rate, history, and trend
- Economic outlook (companies moving in/out)
If you have specific criteria when choosing a location that is welcome too. For example:
- Must be within 30 minutes of an airport that Southwest Airlines flies in and out of
- "That town has a renters mentality"
