Virtual wholeselling out of state

When virtually wholeselling using a double close do the both parties need to be physically at the closing? So in the case of closing I would need to find an attorney or title company nearest to the property?

Also wondering how you guys would handle getting photos for marketing or handle a showing to buyers if you don't live in or know anyone in the state
