Va Loan Duplex Investing

So I've been doing a some research about getting started in real estate and I'm pretty sure that house hacking a small multi- family duplex would be a great way to get involved. I do not have much money, especially since I plan on attending nursing school within the upcoming year. I've been thinking of creative ways to possibly finance my journey and noticed my mother has a Va loan she has not used. I know there are occupancy restrictions on the loan but is there any way around this? Could I provide her a loan down payment of 10% or so and she could purchase it with the VA and rent it to me, to someday down the line sell it to me? I'm pretty sure you can transfer mortgages right? I'm thinking a duplex would be a good way for me to live rent free while in school. Any thoughts?
