What are sellers looking for in a broker?

Hi Everyone, 

I'm new to Biggerpockets and am also new to the real estate world. I've recently taken an Investment Sales position at a brokerage based out of NYC with the end goal of buying a few of the deals that come across my desk in the boroughs. 

To get to this point, I have to build a network of investors who are active in the NYC area. My question to you guys is what do you look for in a broker when it does come time to sell a building? What's important to you? How can I add value to you so that when the time does come to sell, you choose me?
