How to sell 1% properties with out sound like those scams

Hi everyone,

So i am now working with a group that has done 700+ projects. Most of which are turnkey. I'm trying to bring more investers in to purchase the properties. They follow the 1% rule and are in good areas. What my problem is when i tell people or post about it, it seems to look or sound like those scammers out there. How do i inform possible investors without sounding that way??
