Help! Need example of Novation Contract today!

Getting docs signed today for a property that we've worked our asses off to wholesale. We need to take the Novation route and I can't find a good sample doc. Could one of you fine members of BP please help me out? Also could we just add a novation clause to our normal assignment of contract? If so, what would that look like? Thanks in advance!!
