Single Family Residence Acquisition

Hello Bigger Pockets Community!  I am a newbie investor looking to offer on an off market single family residence.    Ask price is $109,000, alleged to rent for $1,000 per month with a tenant in place.  Tenant assumes responsibility for utilities and lawn.  Any thoughts on making an offer requesting owner financing?  At the moment, I would like to keep as much cash in my pocket as possible, so small downpayment.  Additionally, I am a licensed Realtor, I would forego any commissions as they are presenting it to the marketplace in a few days.  Any advice is most appreciated.
