New to investment property

Hi all, Currently I am very new to property investment. The one thing that I am struggling with, is my first buy. What banks do I look at, what type of loans should I use and what’s really the best way to pull the trigger on my first property. I’m living in Vermont but I’m very close to the New Hampshire boarder.

I have done some research and am currently going to school to get my BA in business and finance with a focus on investment real estate. Also, I am a veteran and have a VA loan option to me, but from what I've read a VA loan isn't really an option for the type of project that I'd like to do.

Any advice or direction would be greatly appreciated, thank you all.
