Seeking advice on cold calling on a property of interest.

There is a neglected home in my town that looks abandoned. Broken down car in the driveway, weeds growing out of the gutters, grass 2’ tall. Perfect!

I tracked down the owners and would like to call to ask about buying the home. I am looking for advice on how to handle the cold call. Does anyone have suggestions?
