Questions on Flat Fee Listing

Good morning all. I'm a rehabber as well as a licensed agent. However, I'm looking at using a flat fee service for a property I own as opposed to listing with my broker. I have two questions:

1) Does it make sense to do this as a Realtor. There's a couple of reasons I'm doing it including to control costs.

2) Do buyer's agent ignore or lower the priority of the listing simply because it's with a flat fee Broker and not a traditional broker?
