Preforeclosure Lead With No Equity, Auction 10 Days - Strategies?

Hey Guys, 

Here's the situation:

Couple divorced 3 years ago. She kept the home but ex-husband wasn't paying Hoa fees. They added up, she was unaware, now she can't afford to pay it. She owes HOA $30k therefore they're foreclosing the property. She owes 200k on mortgage. ARV is about 220k. The property also needs some repairs. I want to continue building my knowledge of different strategies.
