Great deals but still cant close...

So I am at a bit of a crossroad. I am and analyzing and finding deals regularly in my target market. Some of these deals are on the market while others are not. I would love to start investing myself but because of my current situation am not able to finance a deal through a bank and dont have enough cash reserves to be able to manage a down payment as well as small renovation cost etc but I am able to chip in some cash. I always hearing that "if the deal is good enough the money will come" but I struggle with connecting all of the dots together to make a great deal actually come together.  I am active within the real estate community and spend a majority of my week trying to put deals together but feel like my wheels are endlessly spinning. Im worried that I will not be able to afford hard money but would love the opportunity to work in a partnership. I am able to bring deals to the table and am happy managing some of the grunt work on my own. Any advise would be appreciated
