Need help Buying out an LLC

Hey all need some advice. I want to buy an LLC. The mortgages on them is $450k. They appraised for $950k last year. The seller wants to avoid transfer tax and I want to avoid putting a down payment. The credit union who has these mortgages were ready to move forward, but the under writers wanted 20%.

I want to refinance $450k + $100k to seller to buy LLC. Which totals $550k.

Whats the best way to go about this? I have a few back up lenders who are also working on this deal.

Any advice would be great.
