Commercial loan for rental

I've been trying to get funding to buy my first rental. I've reviewed and talked to multiple people about different strategies. Many of them interesting. I wanted to know what people thing about commercial loans as this was also one thing that came up. I've been offered an opportunity to get a commercial loan for a property and wanted to know if others have found this strategy to work. Not saying this is the option I'm looking at or not. Just one of them that I knew very little about so I'd like your help. Thank you.
