My Buyer Wants To Use A Lender For My Wholesale Deal

I have a buyer who wants to use a lender to purchase a wholesale deal for a duplex that I currently have in Gary Indiana and from my research it shows that you have to put a lien on the house in order to make sure that you get paid if a lender facilitates the transaction. Has anyone ever done this before and if so what was the process to getting it done the best way
