Investing in north west Detroit

Hi everyone :)

I am thinking of buying my second rental property in Detroit metro, this time in zip code 48238.

As I'm not a local investor, would like to hear any comments about this area from people who know it. Is it part of the Detroit rehab plans?

the property is a standard SFR, 3 BR 1 bath, rented, a bit larger than usual. Asking price is around 40k.

any pieces of advice?
