Crime in Columbus... when is it too much?
Looking to invest in a BRRRR property in the Columbus, OH market. I am still trying to decide how much to consider the crime rate in certain areas. I found a list on the bigger pockets forums of ranked neighborhoods in Columbus for rental properties that everyone seemed to like, but all of the C, and even some B, areas were in mid crime level areas. For those who have invested in Columbus, what has your experience been in these mid level crime areas? How does everyone else weigh in crime to their decision?

Crime is important and is correlated with other factors like default rates, eviction rates, quality of the homes, quality of the tenant base, etc. I would stay away from medium-high or high crime areas. We won't manage in areas that I don't feel safe sending our leasing agent.
